I had plans to build a new house in the spring, but found one that my family loved over the weekend and after two hard days of negotiating we have an executed contract on our dream home!

The house is the first phase of the dream. Next comes the the all important phase of our garage a/k/a Kat House. The house has a 2 car attached garage that I would use for the daily drivers. This garage I'm wanting would be for the toys only with an office/rec room over it. I'm debating 2, 3 or 4 bays. If 2 bays I would use 2 lifts so I could house 4 cars. I'm gonna be in a small planned development with an Arch Review Board and so it must be of the same materials as the house (brick) and must be asthetically pleasing (I'd do this anyway).

Can anyone give me an idea of where I can go, online or off, to see some plans of first class garage plans?

Randy, if you put in "garage plans" in your search engine, it brings up a lot of different sites to look at.

When we built our second garage up north at our cottage last year, I went to the bookstore and found a book called "Great Garages, Sheds & Outdoor Buildings". We found a garage plan in there that we used that was adapted by our builder. The book was published by a company called Home Planners, LLC and written by Connie Brown. The bookstores probably have others, also.

randy check out my garage floor plan. one of the garages is 40x30(5 car) and the other one is 25x30 (3 car) the 3 car is the every day one and the other on will have the lift's for the toys. The best thing is when you look at the house it does not look all garage plus that gives you big rooms upstairs. if you want some pictures let me know.....the fun is just starting for ya.

CJ - Yeah I though of the Garage Plans search also. Found some interesting plans. Hundreds out there. Found some that I really liked that had 3 bays and space above for an office, rec room or as I like to call it a "dog house" for an escape when my big mouth gets me in trouble with the wifey. Found one that was a 2 bay that was designed to easily convert to a cottage/in-law suite. That may work for me since I looking to address that issue in the next few years with my mother-in-law &/or my parents.

Fixumm - Thanks for the plans. They are very detailed, but I think I have figured out what you did. That's one hell of a set up you got there! You and Ray did what I have in mind with one garage for the daily drivers (existing attached gagage) and one for the toys. I want to build the Kat House separate and attach with a classy breezeway.

Ray - Thanks for the pics. You'd hardly know your toy box is a garage. Great set up. I'm with you in that I want to keep the toys separated from the dailys and from the kids and their toys while they are still young. My next door neighbor had his son's friend accidentally run the edge of his bike handlebars along the side of his NEW luxury van. Nasty 3 ft. gash.

Find a person who does design changes for home plans. You don't need a architect to expensive. Have him design the garages to fit roof lines, gables, etc. He can make the garages look like part of the home. The only way you would know would be by seeing the garage doors. he will have and engineer stamp the plans for your permits. Also sounds like your neighborhood has restrictions. The ones i do have! I have plan approval, no mobile homes, boats in driveways Large satelitte dishes, sheds, etc. to many to list!If you build something nice that adds to the home it will be no problem. just make your home look twice its size. Last home i did had four car garage, you would never know until you drove around back. Any questions let me know, Its my job to piss people off and tell them they can't do something!!LOL

Randy ... came out to my every day garage and found similiar black mark down the entire driver's side of my diamond white STS. My daughter was just 2 at the time ... so ... wasn't her. Looked at the bike handle as it sat in the front of the garage ... brought it to line it up against the car ... sure enough! This was the wife's bike. Asked her to take a look at something in the garage -- not yelling, not mad ... until ... "I didn't do that." she says. What the F, mice did it? It is a VERY good idea to keep distance between obviously absentminded people and the toys we enjoy. Food for thought. (disclaimer ... no, not ALL women are thoughtless, ignorant and in complete denial of all their negative actions ... just this particular one is)
